Title | Foreclosure | Settlement Title Insurance Full Report of Title including: judgments/liens, covenants, easements, restrictions, taxes and municipal searches. Escrow and Closing Services Notary Services available. Attendance at all closing. Preparation of HUD 1 Settlement Statementsas Settlement Agent we receive wired funds and disbursement of same under direction of in house counsel Foreclosures Certificates Includes last Deed of Record, face copy of all recorded instruments, judgments/liens, bankruptcy search and taxes. Cooperative Lien Certificates Includes underlining Deed and Mortgage, face copy of recorded instruments, judgment/liens, bankruptcy and taxes. Tax Lien Certificates Includes copy of tax lien certificate, face copy of all recorded instruments, judgment/liens, bankruptcy and taxes.
Taxes Includes a statement of taxes owed to: County, Town, School and Village, where applicable. Tax bills can be requested as well. Tax Maps Copy of official map from an authorized taxing authority indicating subject parcel Surrogate Court Copy of Petition, Letters Testamentary/Administration, death certificate, if available Bankruptcy Provides confirmation for open filings Municipals Includes: Certificate of Occupancy; Street Report; Housing/Building; Fire; Emergency Repair; Sewer; Health, HPD Recordings Includes recording all original documents in applicable county with client notification when recorded Continuations Includes a search for mortgage, judgments and any other liens of record from the certified date of the original search to the current certified date as specific by County Document Retrieval Obtaining copy or certified copy of all recorded documents Deed Chain Includes all copies of recorded Deeds of record for a specific period |
